Open houses are held by agents usually on weekends between 2-4pm hoping that people will come by and take a look at the home, and to show the seller that they are exposing the property to potential sellers. The truth of the matter is open houses are no longer effective in showcasing a home and there are quite a few disadvantages such as:
1) They are primarly for the agents to get leads and show their sellers they are marketing their property
2) Allows nosy neighbhours to check out your home and get decorationg ideas or compare it to their own
3) Presents security issues for the sellers and the agent showing the property since you are allowing strangers into your home…even if they have I.D. (it could be fake)
4) Agents can only put out “open house” signs in the local area neglecting buyers from different areas
5) You need to be out of your house on the weekends which is inconvenient if you work all week.
6) Its very difficult to track who came in and who is interested in the home
There is a BETTER way!!
-Imagine being able to showcase your home 24 hours a day, 7 days a week not just locally but globally as well
- How about if someone could drive by your home see the for sale sign and see a video tour on the internet
- What if you could email that tour, “like” it on facebook, and share it with who ever you want
-What if a buyer could see all the pictures of the inside without ever having to speak to an agent
-What if you could TRACK and see how many people viewed your home and what comments they have
The good news is that all theses things are possible if you choose an agent that if firmiliar with video marketing!
With a conventional open house, you would be luck to get 6-8 people coming to view your home on a given weekend, where with our video
tours it would be easily attainable to get 100 viewings or more.
So why arent other agents using this technology??
-They dont know how
- They dont care to know how
- Or they dont have the marketing capabilities to learn the techniques for fully maximize the exposure of your home
