<p>Do you think you need to spend thousands of dollars on landscaping? Better yet do you think that after spending thousands of dollars on landscaping that you will be able to make more money when the time came to sell. Its a common question we get asked regularly.</p>
<p>Keep in mind that when buyers go house hunting they look at 5-7 homes to compare what else is available in the market place.  We have found that buyers concentrate on area, layout, finishings and most importantly price before they consider the landscaping. When buyers shop for homes the #1 thing they focus on is if its clean and presentable.</p>
<p>We always suggest to home owner (if they can) to do their own landscaping by making the front presentable and clean. Yes put flowers, decorative stones, and what ever you like but try not to break your back account in the process. Before you think of spending any money on upgrading your home contact us so that we can make suggestions to you so that you can avoid spending thousands of dollars that you may not be able to recover when you sell.</p>

<p>Often buyers get confused of what a down payment is and what a deposit is. A down payment is the amount of money you are going to give the financial institution you decided to get a mortgage with to attain a mortgage. A deposit on the other hand is the amount you give to the seller as an act of good faith when you sign a &#8220;Agreement of Purchase and Sale&#8221;. The amount can be as little as $5,000 or as high as $100,000 depending on the price of the home. What ever money you give as a deposit will be deducted at closing to the total amount you want to put down as a down payment.</p>
<p>Ex. If you purchase a $300,000 home and you are planning of putting a down payment of $15,000 (5% or price of home)  this is the total amount that you would give to the bank (financial institution) as closing. If you were to put an offer on this property a deposit would have to be given to the seller. Lets say after discussing with your broker that the amount you give is $5,000. This money will be held by the sellers agent&#8217;s office until closing. At closing when you go to see your lawyer you would bring $10,000. The remanding $5,000 that was given to the seller as a deposit would be added to your $10,000 giving you a total of $15,000.</p>

<p>From beginning to end you guys walked me through the process and you took control what needed to be done. Your use of technology and the know how to get maximum exposure was definetely the reason we got the offer we got in the time we got it.</p>
<p>Anyone that is thinking of selling their home should really check out what you guys do becuase I know for sure I will be telling my friend and everyone else I know.</p>
