A common question we get asked is if corner lots are a good investment. Depending on who you speak to they will give give you different opinions. There are pros and cons to any purchase and everyone has different tastes. Before you decide to purchase ANY home you should do your research and get the advice of the broker you are working with. In the end the ultimate decision is yours and what you like as long as you know that when you decide to sell that the next person may have different information then you.

Often buyers get confused of what a down payment is and what a deposit is. A down payment is the amount of money you are going to give the financial institution you decided to get a mortgage with to attain a mortgage. A deposit on the other hand is the amount you give to the seller as an act of good faith when you sign a “Agreement of Purchase and Sale”. The amount can be as little as $5,000 or as high as $100,000 depending on the price of the home. What ever money you give as a deposit will be deducted at closing to the total amount you want to put down as a down payment.

Ex. If you purchase a $300,000 home and you are planning of putting a down payment of $15,000 (5% or price of home)  this is the total amount that you would give to the bank (financial institution) as closing. If you were to put an offer on this property a deposit would have to be given to the seller. Lets say after discussing with your broker that the amount you give is $5,000. This money will be held by the sellers agent’s office until closing. At closing when you go to see your lawyer you would bring $10,000. The remanding $5,000 that was given to the seller as a deposit would be added to your $10,000 giving you a total of $15,000.

Thank you Bita and Rob for doing such a great job on selling my condo. At first I thought listed it for a higher price then the other units was crazy but when I saw your video that was posted on facebook and I got 120 views in 1 day I knew this was going to work.
