Home inspections have traditionally been a benefit for the buyer, however with pre-inspected listings they benefit all parties including: The buyer, the seller and the agent involved.

Home inspections that go wrong can kill a deal and keep your home on the market longer.

Here are the benefits of getting a pre-listing home inspection:

-All parties are aware of the physical condition of the home before an offer is written and there will be no surprises

-Helps you and your agent deal with unrealistic expectations about what price to list at based on comparable homes

-The report is good ammunition as to a realistice list and sale price

-You as the seller can pick which home inspector you would like to inspect the home

-Items that should be attended to can be taken care of before listing the home

-Avoids the assumption of the buyers thinking you are “hiding” something

-Saves a portion of the cost of the inspection for the buyer
