Traditionally Spring is the hottest season for real estate. Sales usually peak in April and May and stay strong til about July. Why you might ask is this the way it is. Lets think about it……..The spring market is when the weather gets better, plants start to grow, the snow begins to melt away showing the green grass. The days begin to be longer and the sun is out longer, and people usually feel more energized.
Families usually move between school terms and while the weather is nice, making it easier to transport their goods. is
August is typically a slower month for sales as people go away on last minute vacations before the kids start a new school term. Sales surge briefly in the fall before dropping in winter as buyers and sellers start to focus on the holidays, shopping and spending time with family. By mid February buyers start to go out again looking to purchase a home and sales steadily increase to the Spring.
Before you decide to sell your home the agent you are working with should explain to you a strategy of when to list your home and why. There are some agents that feel that there is no specific time to sell a home and that it should be listed since there might be less competition in the marget place. From our experience of seeing homes listed in our area and sitting on the market month after month in the winter months we know that that particular property would have a better chance in the spring months.
If you do have to sell a home in the off months keep in mind that you have to reduce your price to get the few buyers looking to come see your home.
